basically the seller pays it.

There are many pain points right now in the market such as high agency fees (gross 4-5%) and there is also a great untrust towards them due to many of them using tricks and blocking communication in order for their own quick profit. There are many times on the spot bargains for the property which are very frustrating and unpleasant for both parties. Also people don't think they have the neccessary skills or knowledge to sell their home by their own that's why they go for agencies. All in all the whole process lacks transparency and trust thus people think of it as a rather painfull thing.

In Tekrama we offer solutions for these pain points with:

- Our much lower price of 0,99% (gross) As mentioned above it is paid by the buyer through our integrated OTP SimplePay system (Hungarian trusted bank), after his/her offer was selected at the end of the process. That amount is calculated from the total price which s/he offers for the property. For example if the offer was 80,000 EUR then s/he pays 792 EUR to Tekrama as a platform usage fee, which is the 0,99% of the total offer. Then s/he has to pay the rest 79,208 EUR to the seller (but it does not go through Tekrama, they do it in between themselfes).

- Online appointments system When the seller upload his/her property s/he can give available time slots when a visitor can come and view the property. The seller must be at home at that time to show around (at least in out current MVP, but we are already think about a solution for solving that). No need for phone calls or emails. The buyer choose a timeslot from the available ones and they both get a notification about the details where and when to go and about each other.

- Online offering system This might be the most exciting of all. All the people who wish to buy the property can make an offer online. The seller sees these incoming offers with different amounts and conditions (payment method, deposit amount, full payment time...etc) and then s/he can chose wich is the best for him/her. Not necessery the higher amount wins but the overall better offer.

- Online knowledge base (blog, vlog) We countinously write blogs, make videos about the legal and other aspects of selling/buying properties, which are many people are not aware of. We also make several content about how to use Tekrama.

- Payment back guarantee (which does not exist on the market currently) We guarentte a payment back in such case when one party steps back from signing the contract. Except when only the buyer steps back, in that case we do not give back the amount. But if the seller or they both together are stepping back in a mutual agreement and they notify us within 15 days, the buyer gets his/her money back. This kind of benefit does not exist in the market as of today.

- And with many other great features coming up next in the near future. Referral system, online consultany, handyman finder, 3D lookaround and walkthrough and one night trial sleep.

Where are we now? Our MVP is ready and we are at the validation phase. Our team of 17 working on this products in their freetimes, weekends and evenings. Many of them since 05.2018. others were joined later. We have a core developer team with senior backend and frontend members, marketing and design specialist with also seniors, financial expert and 3 founders who are entrepreneurs by heart with many years of experience.

Our current goal is to get traction launch a marketing campaign for which we are looking for a smaller investment of 75,000 EUR. This amount will be spent on marketing and operation, not salary for any founders or board memebers! Ideally we go for a series A in the first half of 2019.
