Manhattan, Brooklyn, Philadelphia, PA & Englishtown, NJ.
GRJ seeks to identify mismanaged properties with the potential to drive rents through renovation and repositioning. Value creation through an increase in Net Operating Income is derived from rent growth and property level expense reduction.
OPPORTUNITY: GRJ NJ-PA Portfolio, LLC:
GRJ, LLC has partnered with Castellan Real Estate Partners to purchase three multi-family assets in PA & NJ. The acquisition is comprised of 380 residential units located in Philadelphia, PA, Bucks County, PA and Monmouth County, NJ. While there are no assurances that targets will be met because of the inherent risk of investing in real estate, returns for the portfolio over a target seven (7) year period , target an IRR range of 16% to 18% and an annual cash yield range of 7% to 9%. This opportunity is offered to accredited investors who have evaluated the risks and merits of this offering.
GRJ NJ-PA Portfolio is offering Limited Liability Company Membership Units. The Issuer is seeking to raise $1,650,000 though the offering. The minimum threshold for this offering is $500,000.
